Why regular split system maintenance matters

Every air conditioner requires maintenance to ensure it is operating at optimal performance and efficiency. Regular maintenance:

removes bacteria, mould, pollen, dust and microbial matter from the air conditioner, reducing the chances of sickness
enables the air conditioner to operate at its maximum energy efficiency, saving on operating costs
removes dander and debris trapped inside the filtration system, which can ignite due to an electrical fault
eradicates odours such as mould and smoke, which can be a sign of a sick air conditioner
dislodges blockages in the drain, which can otherwise cause the air conditioner to backflow and flood

Standard Service or Deep Clean: which do you need?

EZYAIR offers two maintenance services for split and multi-split systems:

Standard Preventive Maintenance Service: our 28 point preventive maintenance service for regular, scheduled maintenance, covering the indoor unit, the outdoor unit, electrical and refrigerant checks, and recording of air temperatures. It suits systems that are serviced regularly and are in good condition.
Deep Clean Maintenance Service: a full sanitation and preventive maintenance service. The indoor unit is dismantled, the indoor coil is treated with an antifungal and antibacterial conditioner and flushed with a high pressure wash, and the barrel fan, drain and chassis are cleaned. It suits systems with odours, visible mould or dust build up, or systems that have not been serviced for some time.

What is included in the Standard Service?

Every EZYAIR split system Standard Preventive Maintenance Service follows the same 28 point checklist:

Remove particle filters.
Dismantle indoor chassis and access indoor fan coil.
Check the indoor unit drain for leaks.
Visually inspect the indoor unit for signs of refrigerant leaks.
Tighten indoor wiring terminal block.
Clean particle filters.
Check isolator is level, siliconed, operational and safe.
Check adequate insulation is on the refrigerant line sets.
If accessible, clean the condenser coil of dirt and debris.
Inspect condenser fan bearings for signs of damage or wear.
Remove any obstructions from the condenser fan.
Check for burnt wiring, overheating, sparking or bare wires.
Visually inspect the outdoor unit for signs of refrigerant leaks.
Tighten all caps on outdoor refrigerant valves.
Check mounts and holding bolts for the condenser.
Wipe down and clean the outdoor chassis.
Check power supply is identified properly.
Reassemble the indoor chassis and put it back into place.
Reinstall particle filters.
Check the indoor unit is level and secure.
Clean and wipe down the indoor chassis.
Supply new batteries for remote control.
Check infrared sensor operation on all modes.
Calibrate remote control and set time.
Update and replace servicing sticker.
Record return air temperature.
Record supply air temperature.
Record total heat exchange.

What is included in the Deep Clean Maintenance Service?

Every EZYAIR split system Deep Clean follows the same detailed checklist, covering the indoor unit, the outdoor unit, the electrical and refrigerant components, and a final performance check.

Indoor unit deep clean

All of the standard maintenance checks (above) plus:

Apply an antifungal and antibacterial conditioner to the indoor coil.
Flush the indoor coil with a high pressure wash.
Clean the internal barrel fan with a specialised wand.
Use water pressure to dislodge any mould or debris inside the condensate drain, and check the indoor unit drain for leaks.
Clean the indoor chassis with a high pressure rinse.
Clean the particle filters.

Outdoor unit (condenser)

Clean the condenser coil of dirt and debris (where accessible).
Inspect the condenser fan bearings for signs of damage or wear, and clear any obstructions from the condenser fan.
Tighten all caps on the outdoor refrigerant valves.
Check the mounts and holding bolts for the condenser.
Wipe down and clean the outdoor chassis.

Electrical, refrigerant and safety checks

Visually inspect the indoor and outdoor units for signs of refrigerant leaks.
Tighten the indoor wiring terminal blocks.
Check for burnt wiring, overheating, sparking or bare wires.
Check the isolator is level, siliconed, operational and safe.
Confirm the circuit breaker is identified properly.
Check adequate insulation is on the refrigerant line sets.

Reassembly, controller and performance testing

Reassemble the indoor chassis, reinstall the particle filters, and check the indoor unit is level and secure.
Clean and wipe down the indoor chassis.
Supply new batteries for the remote control, calibrate the remote control and set the time.
Check infrared sensor operation in all modes.
Record the return air temperature, the supply air temperature and the total heat exchange.
Update and replace the servicing sticker.

Parts warranty

EZYAIR warrants all new parts installed during service and maintenance work for a period of six (6) months from the date of service. This warranty covers defects in materials and workmanship of new parts only.

How often should a split system be serviced?

As a general guide, EZYAIR recommends air conditioning maintenance every 400 working hours in a domestic environment, and every 200 working hours (or less) in a commercial environment, depending on the indoor air quality. Our team can recommend a schedule that suits how you use your system.

Signs your split system needs a service
